How much does one plan actually cost?

One credit covers one complete plan submission, regardless of page count or complexity. Starts at $199 for 1–5 credits and slides down to $119 each at 25+. Credits never expire. Compare that to a manual takeoff: 8–40 hours at $75–$150/hr = $600–$6,000 per plan set.

How accurate is it, really?

Accurate where the plans are clear, and honest about where they are not. Anything the AI is not confident about gets flagged with exact page and location — you verify it manually instead of trusting a silent guess. That is the difference between AI-assisted and AI-automated.

How long does it take?

15–30 minutes on a typical commercial plan set. Larger sets (100+ pages) or high queue load can push it longer — you get an email when it is ready so you are not waiting at the screen.

What if it gets something wrong?

Submit feedback and we re-run the plan once — free. One correction pass per credit. Tell it what to fix, it reads the plan again with your feedback, and produces an updated takeoff. No extra credit spent.

Is it American only? I work outside the US.

A PDF does not have a nationality. The AI reads construction drawings — legends, schedules, symbols — not English. Our waitlist includes contractors from the US, Slovakia, the Middle East, and beyond. Set your applicable code in the configurator and upload.

Does it replace PlanSwift / Bluebeam / Accubid?

No. It makes the first 15 minutes of every PlanSwift job disappear. Export to Excel, CSV, or JSON and import into whatever you already use. TakeoffBuilder handles the counting. Your existing software handles pricing and proposal packaging.

Terms of Service

These Terms of Service ("Terms") govern your use of TakeoffBuilder ("the Platform") operated by TakeoffBuilder LLC. By using the Platform, you agree to these Terms.

1. Description of Service

TakeoffBuilder provides AI-assisted construction material takeoff services. You upload construction plan PDFs, our system processes them using AI, and delivers material quantity counts for your review. The Platform is intended to assist human estimators — it is not a substitute for professional judgment. AI-assisted means the AI handles the counting and you keep the judgment. Low-confidence items are flagged with page and location for your manual verification.

2. Account Registration

You must sign in with a valid Google account to use paid features. Creating a free account gives you access to a live example plan set and AI-generated takeoff output. You are responsible for maintaining the security of your account. Sharing account credentials is prohibited.

3. Credits and Payment

Free Account. Sign up with Google to see a real example plan alongside the AI-generated takeoff from it at no cost. No credit card required.

Paid Credits. One credit covers one complete plan submission, regardless of page count or plan complexity. Credits are purchased in packs and deducted per takeoff submission. Credits never expire. All credit purchases are final and non-refundable. Unused credits may be refunded within 30 days of purchase if you have not used any from that pack, subject to a 10% processing fee.

Re-runs. Each credit includes one free re-run with feedback. If the AI missed something or produced an incorrect count, you may submit feedback describing the issue and the plan will be re-processed once at no additional credit cost. One correction pass per credit.

File Size. Maximum upload size is 150MB per submission. Plan sets exceeding this limit must be split across multiple submissions.

Pricing. Current pricing is displayed on the Pricing page. We reserve the right to change pricing with 30 days' notice to active users.

4. Acceptable Use

You may use the Platform only for lawful purposes and in connection with legitimate construction estimating work. You may not:

Upload plans you do not have authorization to process
Attempt to reverse-engineer, scrape, or abuse the AI system
Share your account with unauthorized users
Use the Platform to process plans for competitors of TakeoffBuilder
Attempt to circumvent the credit system

5. Intellectual Property and Data Ownership

TakeoffBuilder retains all rights to the Platform, AI system, and related technology. Your uploaded plan files and takeoff results belong to you. We do not claim ownership of your plans or output data. By uploading plans, you grant us a limited license to process them for the purpose of delivering your takeoff results. Plan files are not used to train AI models without your explicit consent.

6. Accuracy and Professional Responsibility

TakeoffBuilder provides AI-assisted counts intended to support — not replace — professional estimating judgment. Results must be reviewed by a qualified estimator before use in bids or construction decisions. Low-confidence items are flagged with page number and location — you are responsible for verifying these flagged items and all other counts before use. We make no warranty that results are complete or error-free. You are responsible for verifying all counts before use in any downstream pricing, bidding, or construction decisions.

7. Limitation of Liability

To the maximum extent permitted by law, TakeoffBuilder LLC shall not be liable for any indirect, incidental, consequential, or punitive damages arising from your use of the Platform, including but not limited to bidding errors, underbids, overbids, change orders, or project losses resulting from takeoff counts used in downstream pricing or construction decisions. Our total liability for any claim shall not exceed the amount you paid for credits in the 12 months preceding the claim.

8. Disclaimer of Warranties

The Platform is provided "as is" without warranty of any kind. We do not warrant that the service will be uninterrupted, error-free, or that AI counts will meet any specific accuracy threshold on any given plan set.

9. Termination

We reserve the right to suspend or terminate accounts that violate these Terms. You may close your account at any time by emailing rw@aitakeoffbuilder.com. Unused credits will be refunded on a prorated basis upon account closure.

10. Governing Law

These Terms are governed by the laws of the State of Arizona. Any disputes shall be resolved in the courts of Maricopa County, Arizona.

11. Changes to Terms

We may update these Terms. Material changes will be communicated with 30 days' notice. Continued use constitutes acceptance.
